What We Do

A custom home is the longest supply chain in residential construction: one design, forty-plus trades, thousands of decisions that must arrive in the right order. As a custom home builder in Toronto, we run that chain end to end — lot evaluation, architectural design, engineering, permits, construction, and Tarion-warranted handover — under one contract and one site superintendent, so accountability never changes hands.

We build a small number of houses at a time, deliberately. Limestone and full-bed masonry elevations, steel spans that free the plan of columns, mechanical rooms planned like the rest of the house. Each project gets a dedicated superintendent, weekly client reporting with photographs and cost position, and the same subcontractor bench we have developed across fourteen years of new home construction in the GTA.

The sequence is fixed because it works. Pre-construction resolves the lot: zoning review, survey, soil report, tree protection, and — on infill streets in North York, Etobicoke, and Willowdale — demolition permits and hoarding plans. Design development produces permit-ready drawings with structural, mechanical, and energy engineering coordinated before submission, which is why our building permit applications move without deficiency letters. Where the design exceeds zoning, we carry the file through Committee of Adjustment ourselves.

Construction follows the logic of the envelope. Poured or ICF foundations with exterior waterproofing and weeping tile; engineered floor systems; roof structures cut for the complex massing that luxury home builder work demands. The envelope is closed with triple-glazed openings and insulation exceeding SB-12 requirements of the Ontario Building Code, then the eighteen-month interior fit-out of stone, millwork, and integrated systems proceeds weather-proof. A custom house build in Toronto typically runs fourteen to twenty-two months on site, and we say so plainly at contract.

Every home is enrolled with Tarion, Ontario’s new-home warranty program: deposit protection during construction, one-year coverage on workmanship and materials, two years on mechanical and envelope systems, seven years on major structural defects. Municipal inspections — footings, framing, insulation, occupancy — are booked and attended by our superintendent, and we walk the house with you at each milestone rather than around you.

We evaluate candidate properties for buildable envelope, severance potential, servicing, and grade before you commit — because the cheapest mistake in new home construction in the GTA is the lot you did not buy.

We take the file through the Committee of Adjustment for minor variances — height, coverage, setbacks — preparing the planning rationale, consulting neighbours, and representing the application at the hearing. In Toronto, Vaughan, and Markham the process adds roughly three to five months, which we build into the schedule honestly from day one.

Every home exceeds the SB-12 energy provisions of the Ontario Building Code as a baseline. Most clients specify further: ICF or double-stud walls, triple glazing, cold-climate heat pumps, HRV ventilation, and rough-ins for solar. A tight envelope is cheaper to build than to retrofit, and it shows up in every utility bill thereafter.
