The best houses in Toronto were built with good bones and dated everything else. A full home renovation keeps what the original builders did well — the masonry, the framing, the proportions — and replaces everything that no longer serves: compartmentalized floor plans, sixty-amp electrical, tired kitchens and bathrooms, envelopes that leak heat. We take a house back to structure and rebuild it as one coherent piece of design, every trade sequenced by a single site superintendent.
Scope is settled on paper before a single wall opens. You receive a fixed schedule, a line-by-line materials book, and a contract that names what happens when hidden conditions appear — because in century housing stock, they do. Demolition, steel, mechanical rough-ins, insulation, drywall, millwork, and finishes then proceed in a sequence we have refined across more than two hundred GTA projects, without idle weeks between trades.

Every home renovation in Toronto we undertake starts with a structural and mechanical audit. Where an open plan calls for removing load-bearing walls, our engineers specify steel or LVL beams with stamped drawings that go straight into the permit set, sized to Part 9 of the Ontario Building Code. Knob-and-tube wiring is retired and the service upgraded to 200 amps under ESA inspection; galvanized supply lines give way to copper and PEX; ductwork is redesigned so the new plan actually heats and cools evenly.
A complete home remodel is decided in its details: rift-cut white oak flooring laid over acoustic underlay, flush millwork built in our own shop, stone counters templated after cabinet installation — never from drawings alone. Insulation is brought to SB-12 compliance with closed-cell spray foam at rim joists and mineral wool in wall assemblies, so a whole home renovation improves how the house performs in February, not just how it photographs in June.
Permits are managed in-house from day one. Interior alteration permits through the City of Toronto Building Division typically clear in two to four weeks for Part 9 work when drawings are complete — ours are. In Rosedale, Forest Hill, and other heritage-listed streets we prepare heritage impact documentation before touching the envelope, and in Vaughan, Markham, and Oakville we adjust drawing sets to each municipality’s submission standards. Every inspection, from footing to final, is booked and attended by our superintendent.
Families weighing a full house renovation in the GTA against moving usually find the arithmetic decisive: land transfer taxes, agent commissions, and the premium on finished luxury stock exceed the cost of rebuilding a well-located house to their exact specification.
