A Thornhill lower level rebuilt as a self-contained in-law suite: kitchenette, lounge, spa bath and a glass-walled gym.

Window wells were enlarged and egress windows installed so every room meets the Ontario Building Code for a secondary suite, with a separate side entrance and fire separation to the main floor.

The suite runs a full kitchenette in rift-cut white oak with integrated appliances, a lounge on wide-plank oak, a spa bathroom with heated floors and a glass partition to a compact home gym.

Moisture management came first — full perimeter waterproofing, a redundant sump system and conditioned air sized for the new occupancy keep the lower level dry and comfortable year-round.
